Closing costs are a rather un-exciting part of buying a home, but they're even more disappointing when you're not prepared. This handy article goes over all of the main closing costs to expect and summarizes how much you need to be prepared to spend. Key points are legal fees, land transfer tax, mortgage insurance, land survey fees, adjustment fees and property insurance. A relatively accurate rue to follow is expecting 3-4% of your home value for fees. Save extra, or roll some into your mortgage, either way, it's important to know what you're paying for.
